Lombok by the Numbers: A Destination in Transition
Lombok's transformation is increasingly reflected in measurable tourism activity, infrastructure investment, and the development of new hospitality destinations.
In 2025, The Mandalika Special Economic Zone welcomed more than 1.4 million visitors, according to InJourney Tourism Development Corporation (ITDC).
Average hotel occupancy across the destination reached approximately 55%, with occupancy rising to between 90% and 100% during major MotoGP periods.
These figures illustrate the growing importance of tourism to South Lombok and the role that international events and destination infrastructure play in attracting visitors.
The wider regional picture also provides useful context. According to Statistics Indonesia (BPS), star-rated hotels across West Nusa Tenggara recorded a 44.86% room occupancy rate in June 2026, an increase of 3.76 percentage points compared with June 2025. During the same month, these hotels accommodated 122,516 guests, including both domestic and international visitors.
Meanwhile, non-star-rated accommodation recorded an occupancy rate of 28.64%, with 149,706 guests during June 2026.
Together, these figures offer a snapshot of an evolving hospitality market, with demand distributed across different accommodation categories and locations.
For property investors, the significance extends beyond visitor numbers alone. Tourism activity, accommodation performance, infrastructure development, and the quality of new supply all contribute to the broader environment in which real estate investments operate.
Lombok remains an emerging market, and performance varies considerably by location, season, property type, and operating model. However, the continued development of The Mandalika and the wider South Lombok region provides a meaningful context for evaluating new residential and hospitality opportunities.
At Aterra Development, we see this period of transformation as an opportunity to contribute through a carefully positioned residential project, designed around the relationship between contemporary living, hospitality, and property ownership.
Why Early Positioning Matters
In an emerging destination, timing is only one part of the investment equation. Location, acquisition terms, development quality, and the ability to respond to changing demand are equally important.
Lombok's ongoing tourism and infrastructure development creates an environment in which new residential and hospitality concepts can be evaluated against the needs of a growing destination.
For international investors, entering a market at an earlier stage may offer access to different pricing and ownership opportunities than those available in more established destinations. However, these opportunities must be assessed against project-specific risks, including construction delivery, legal ownership, operating costs, and the actual demand for the proposed property.
Our vision at Aterra Development is to approach this opportunity with discipline: creating a distinctive residential destination in Lombok, supported by considered architecture, a clearly defined ownership proposition, and a development concept that responds to its surroundings.
We believe the opportunity lies not simply in investing in a growing island, but in identifying and developing properties with a clear purpose, a credible market position, and a long-term perspective.
